Yes, you should call whatever numbers you have that you can call relating to that loan. Maybe the Title people, lender or Signing Company can talk the guy into signing that document in question. But, if they won't -- put it at the TOP of the stack with a note so whomever opens the pack will be sure to know there is a PROBLEM asap. Thanks

My suggestion is to return the unsigned document with a note attached to it (preferably with a bright color) that goes at the TOP of the package, so that the person who opens the package will be alerted to the problem immediately. That could save them from wasting time - and a few wasted hours could be all it takes to lose a lock in a few cases.

I carry a variety of sizes of post-it notes in my brief (1"X 1", 4X4, 4X6) - I usually use the 4X6 for this - stick it to the document and have the borrower write down, in their own handwriting, their refusal to sign and the reason. Then I have them sign and date the post-it and send the doc back in the package.
Had one the other night - one doc had 2 places for the borrowers to sign - they signed the top part but the second place had them opting out of "something" (not the sharing of info) - none of us could figure it out and they couldn't reach their LO - I attached a 4X4 and wrote "borrowers unsure - could not reach anyone" and I initialed it. It's not a doc critical to funding so title can work it out with them during the 3-day rescission period.

What do you do when the signer refuses to sign one of the documents (for a good reason), but will sign the other documents?
