In addition to the excellent prior posts let me add:

Email the document name (and situation) to email contact info on the confirmation you received assigning you the job. This gives an earlier notification than their waiting for the package to arrive.

Better yet - call the lender (or signing service) for instructions. If they tell you to send it back unsigned make sure you get their name (first AND last) and write on the note something like "ok to return unsigned as per Jane Smith at ABC Title". If they insist that the borrower sign the doc, you can hand the phone to the borrower and they can discuss it. It is not our role to convince them.

If a document in the package is going back unsigned, what do you do? Do you badger the borrower into signing under duress, repeatedly stating that they have a (3) day right to cancel? Do you coerce the borrower to sign by telling them that their loan won't go through unless they sign? That is illegal and not your job. Your job is to facilitate signings, not to force unwilling borrowers to sign things they are not comfortable with.

If a document goes back unsigned, put it at the TOP of the package with a brightly colored note explaining what happened. You don't know who will be opening the package up, so you need them to realize right away that there is a problem -- otherwise the whole loan might run off schedule and someone could lose their lock!
