That is what I told him to do. No, return envelope yet. He did called me today and left a message saying he had received my "piece milled" fax. I faxed him most of the docs including the application the GFE, TIL and all the supporting documentation give to me by the borrower. I faxed all the items that are necessary to work a loan, but not to have it underwritten. My intent was for him to be able to work on the loan. He will need all of it to actually submit it.

His number shows as unknown on my cell phone. He has given me two numbers I can't validate to ship and I don't think he understands that I get paid regardless of whether it closes or not. He made the statement on my voicemail for me to get him the documentation, so we can both get paid. Sorry, but it is not my concern whether he gets paid. I explained to him that this being a RESPA signing that it carries much less of a guarantee that the loan would close and I get paid regardless. I have also explained that I am weary because of his lack of knowledge on how this works and that current lending conditions have made many notaries/signing agents change their billing practice, due to many not getting paid.

Why not ask him to send your payment with the return envelope? If he's on the up and up then that shouldn't be a problem. If not - well, you'll have your answer.

That's a great question and I haven't received an envelope either.

He first told me that his company had changed from UPS to DHL and he didn't know about it. I tried the DHL number and it will not allow me to generate an online label using the account number with the address he gave me. Why? I'm not sure. I faxed him the majority of the documents so he could see I had done the work along with documents he had requested the borrowers send with me. I don't know who is going to allow him to use copies to get a final approval on a loan. I don't know of any lender that doesn't require an original. In any case, I haven't heard from him.

I do like the idea about using his name and address as the sender and the receipent, so if he ever contacts me that is what I will do to avoid paying the shipping. My communication with him has lead me to believe that he doesn't think he will have to pay me if the loan doesn't close.

This guy has e-mailed me back and said I would get paid once there was a HUD. He has got to be kidding. He has only justified why I decided to be so cautious.

He will overnight a return envelope! You are correct that he seems inexperienced as this is an inefficient use of someone's financial resources. Perhaps be a hero and show him how he can be more efficient.

He's not listening, so I'll let him do it his way. The worst part is that he was referred by another customer to me, which should tell him I know what I'm doing.

I know I'm being hard, but I can't afford to be stuck with non-payment more than I have already. He will probably never call me again and that's O.K. I hope I have helped him to atleast learn a valuable lesson.

I really feel like this is a deal that even if it does close I will never see my money, unless I ask for it up front. Once I fax it to him that will be proof that I have done my part and he needs to do his.

You can fill out a shipping label using his name/address as Sender and Receiver AND check the "bill receiver" box. This will be delivered and HE will have to pay the fee in order to receive the docs.

NEVER put your name/address as sender. There have been many too many cases where the sender has been billed due to account #'s being no good or cancelled out. I always put the BO's name in Sender's name and use the receiver's phone# and address - then put their info in the rec box.

I tried to do a shipping label and it will not allow me to use the number. The number and the billing address must match in order to be able to bill the receiver.

I have tried this with two different numbers he has given me. I guess what really bothers me is that he wanted it sent for Saturday to his home and when I told him he could set up his own account and I could use that he changed his mind. He's not willing to pay the shipping on something that is supposed to make him money???

I see it as if I pay the shipping and he doesn't pay I'm out my time, resources (gas, paper, toner, etc.) plus the shipping. I just don't know why he couldn't e-mail a shipping label. He needs to have his shipping information correct if he wants me to be able to do it.

I received an assignment to have just the loan documents filled out (inital application). The LO sent me a UPS account number that didn't work and then he sent me a DHL account number that won't work. I also told him that many of the company's I work with just e-mail the shipping label and I use that. He wanted me to send the docs to his home for a Saturday delivery and I told him I would be glad to, but he would need to give me an account number to use. I told him he could set up his own personal account and we could do it that way. He then stated to just send it for a Monday delivery. This makes me very cautious, if he's not willing to pay the delivery, but expects me to charge the shipping to my account, I am very scared I will not get paid. I did this on very short notice and I have the documents. It is not fair to the borrower, so I will make sure he gets the docs, but I'm thinking regular mail or faxing the docs, so he can work on the loan, but asking for payment up front before sending originals.

What should I do?
