Small claims does not work unless they are a local company.
The letter to the lender usually inspires them to make an offensive phone call to the notary.
Gee, wonder why they are offended to have the lender told they do not pay?
I once was copied on an email to the lender (sent by the agency) in which they called me "a real jerk" for wanting to drop papers I had carried around for five days.
I copied the agency on a letter to the lender in which I suggested that the mess I cleaned up (a mess from a cheaper notary, the first time around) could be avoided in the future by contacting me directly and saving money by cutting out the signing agency!
Funny, they did not respond to that one.

Yup. Cold, rude, offensive. Dead beats too according to what I hear.

I told both companies months ago to take me off their approved list and never call me again. A cheap, cold and rude company that thinks they are the leader of the industry. They used to be good to work with but over the past two years they have changed. I probably have done about 1000 closings for them in the past...if I never do another one I will be just fine.

Their relationship is very convoluted and they seem to use it to their advantage when it comes to payment. Short paid invoices are blamed by National Link on Service Link and ditto when it comes to Service Link. All I know is when you do a closing you should get paid and it is unacceptable to get the royal runaround when they short pay you.

I am still chasing 2 unpaid closings (short paid on July invoice) and I am wondering if I'll ever get paid. Very tired of it all and if business wasn't slow recently I would not have the time to do all this back&forth.

I'd be very careful taking work from National Link but at least I've been able to get acceptable fee from them.
