Get yourself a FedEx account. It lets you use your PC to prepare nice looking airbills and maintain a history of frequently used addresses so you don't have to re-enter the information. Also, with a computer generated airbill you pay a lower rate compared to "cash over the counter". Lastly, you can just drop it in the box, without waiting on line to pay. Almost forgot; after a zillion dollars spent on shipping you will have enough "FedEx points" to get a FedEx hat!

If they are not docs that you have to notarize, I would tell the borrowers that the lender has requested that they be dated for XX date (presumably to match the original docs for original signing date). If the borrowers are cool with that - fine. They are adults and they can make that decision for themselves.
Some notaries are not comfortable with asking the borrowers to date for a different date. I will give the borrowers the instructions that I received and if they are not comfortable with that then we begin making phone calls. I have been asked to have broker docs which are included in the package dated for a prior date, and that is how I've handled it.
Ultimately, you have to do what YOU are comfortable with. If the docs were ones that require notarization, I would only notarize for the current date. |

I suggest that you use FedEx or UPS to overnight the missed docs and not worry about the cost. It actually might be cheaper for you to take the $25 hit and use the company's shipping account. Most title companies will probably frown on this situation even further if you use USPS to send the docs. Just my opinion.
Are the docs that are missing signatures ones that require notarization? Or do they just need borrower signature? |

I went to the USPS site and they have express mail guaranteed overnight delivery to most locations or your money back it includes $100.00 insurance. Also the company told me to backdate the documents. What do I do about that?

Thank you for replying, I believe the United States Postal Service has overnight, it would cost more than regular service but not as much as Fedex, IF they do would there be anything wrong with using them?

It was your error so you pay the fee to ship the corrected docs back. You must ship them back ASAP using an overnight service. Whichever service you choose, the docs must be delivered the following business day, not two, three or four days later.
Your error is not out of the ordinary for someone who is new to loan signings,(or even some of us who have more experience), so just get the docs signed and sent back immediately. You've learned something through this experience and you'll probably never miss those signatures again. Accept the lesson, gain from it and move on. |
