Did you ever think about all your fellow notaries you hurt by allowing Frank to con and kiss your behind so you will come onto this forum to and say nice things about him? This is a game he continually plays.

I wanted to provide an update regarding Speedy Closings. I recently received a call from Frank at Speedy to perform a closing for him. Without reviewing the forum I accepted. Well after reviewing all comments on the forum I remembered that previous issues had been noted here regarding his company. I promptly contacted Frank to discuss these issues and let him know my concerns. Well, Frank agreed to my payment terms and I was soon payed after completing the closing. I had absolutely no problem with Frank and as a matter of fact, we had a very open and honest conversation about the fact that there had been previous payment issues. I just wanted to let everyone know. The closing took place about 1 week ago. Thanks! |

You may want to do some research asap - I just read elsewhere that Cogent Closings is out of business and they've filed bankruptcy - now, this is not confirmed - you'll have to do your footwork on it, but thought I'd share the latest word - maybe it will help you. Just because they say they've filed BK doesn't make it so - if they owe you money you SHOULD receive a notice and Proof of Claim to complete and return.
Good Luck - I am ever so happy I didn't jump at Maurice Coleman's invitation to join his "network" 4 or so years ago....

Ooooow! I just did a closing for Safir on 6/23. I'll keep you posted on whether/when I get paid.

I just realized today that he is employed with Genuine Title which then explains the lack of payments and the issues. Genuine Title probably acts as though they know nothing about it. I have filed a complaint with the Better Business Bureau with Genuine Title, however, I have a feeling there will be no outcome but I will be contacting the state. Thanks your reply! |

The number one thing you can do is, before completing the job, check out the reputation of the companies that call you. Dynamic, Safir, and even Cogent have extremely poor payment reputations and have had them for years (especially Dynamic). Even if you have already accepted the job, check out their reputation here on 123Notary and also on Notary Rotary - if they have a poor payment rep then give the job back.
I don't know if you can do much to collect from Dynamic because my understanding is that they are out of business. But with Safir - from what I have read on the forums he is an employee of Genuine Title and is running a signing service that secures all of Genuine's notaries. Contact the MD state regulatory agency (Bureau of Insurance?) and complain about failure to fulfill contractual obligations in a real estate transaction and note that this seems to be a regular pattern for them. Genuine Title also must be appointed by one or more title insurance companies - you can complain to those entities about Genuine's/Safir's failure to fulfill contractual obligations. I keep poking all angles until I poke the right one and get some results. Genuine Title is aware of the non-payment issue, yet they continue to operate in this manner.
