e-signing is a total loss for the signing agent. I have been asked to provide: a laptop; an "aircard" (so the borrower does not have to make a lengthy long distance call); and a "portable printer/fax machine"! When I quote DOUBLE my normal fee - I can hear the shock at the other end. "But you are saving on paper" is the lame reply. Not a big item to me. Also, e-signings go at a snails pace, due to the "paging" back and forth to answer a basic question. It's great for everyone OTHER than the signing agent. With the petty fees offered I just cut the conversation short by "throwing out MY number" - and that makes for a quick end to the conversation. Which, is exactly what I want as my business phone is for the "live ones" and "duds" just tie up the line.

As Renee suggested do a search here and you will find allot of information. But just to give a brief explanation here; There are two types. One where you would bring a laptop or if allowed use the borrowers computer and log into a site like Amtrust and then you would have the borrowers sign via the computer. You still however are required to print and have them wet sign the legals, note DOT, etc as well as notarize them and send them back as you would always do. These are IMHO a wast of time. They require you to have additional equipment that you have to pay for as well as lug around. And they seem to not want to pay extra for any of this The second which isn't quite there yet is where you would have an electronic notary seal and ALL the docs would be signed electronically by both you and the borrower and once completed they would be sent off electronically to the lender, title, county recorder, etc. This will be the most efficient way to do closings in the future. No more paper.
