A lot of RMs that I have done had either inspections that were done and need to be verified by the homeowners or there were holdbacks for required maintenance. I would guess about 30% of the time, there were inspection reports, primarily for wells and septic systems and quite often for verandas and porches. One was for a fence. It had to be moved 8 inches since it was first installed on the neighbors property, even though the neighbor didn't complain. It was still against code and since installation of a fence requires a boundary survey, it showed the fence to be improperly installed. The homeowners settled it very easily. They didn't move the fence, instead the homeowner who had the fence installed incorrectly, sold it to his neighbor for $10. Problem solved.

Ah..okay Brenda...that explains it - I would guess that unless the property is seriously run down here they rely on the appraisal....if any red flags pop up there then they move to the next step for repairs, code violations (unless already of record) etc...

Linda, It probably has to do with where you are. In my town there are very specific plumbing rules and electrical wiring rules. Apparently this concerns the leading RM lenders here so they have an inspection. More than one house I've seen in RMs have had to have the water heater moved to bring it up to code. In fact, when I had a new water heater installed the city required it to be inspected after the fact.

I've never seen a home inspection in a RM or a refi - only on purchases - which is why I asked if she meant the appraisal.

Cathy - that's a good question. I assume you are talking about the termite inspection or a regular home inspection.

In RMs I always have the borrowers both sign anything that shows what they are paying in the closing costs. Inspections, and so forth, where there is an amount, like the bill or an invoice...also could be for insurance, back taxes, inspections--anywhere the money is being paid off the settlement statement, I have them sign it.

If you cannot get direction from the hiring entity and you have reason to believe that they may indeed want a signature, it sure couldn't hurt to have them sign all the pages of an inspection report.

Best to check with your hiring party so they can advise you on the particular lender's requirements.

And by "inspection reports" do you mean an actual "inspection" or are you referring to the appraisal?

On a reverse mortgage do inspection reports need to be signed on all pages by all borrowers?
