It is helpful and professional to keep the lender's, title & mtg broker's documents together, respectively - and generally you will receive them that way. The one exception is the Hud, which comes w/ title docs. I find the most efficient & comprehensive order to stack for presentation to the borrower is:

RTC's (so the first thing they're aware of is their recission)
Hud
Note/Addendums (incl. PPP Addendum, if there is one)
** 99% of borrower issues will be evident at this point, as these docs present fees, cash-back, & loan terms. If you have a 'deal breaker', you'll know in first 2 minutes of signing, and Borrower will relax once he's seen all this info & is confident w/ his terms.

Mtg/Riders
TIL
Remainder of lender's docs
LAST lender doc - I put Name/Sign Aff. HERE, and watch for varients during signing so they can be incl. on this.
Broker's docs
Title's docs (If you have one of those Borrower's history docs - put it last, and while they're completing it, you can do your pkg. check.)

The lenders usually put the documents in the order they want them. They usually include a list (closing instructions) in their package with the order of the documents that you can refer to. However, on occasion you will get them out of order.

It is not a bad idea to get to know the traditional order the docs go in. You can usually learn that by doing signings involving different lenders.
