I, personally, have been lucky and have NEVER not been paid yet .... although I have had my share of companies who dragged their feet about cutting my check. One company was a SS who owed me for two RESPA signings - they paid one but I ended up calling the LO about payment for the second; another one, a title company, was at the 60 day mark - I called their state regulatory commission and spoke to the legal department and got their help (don't think I'll be hearing from THAT company again..<G>)
I usually start at the 30-day mark with an e-mail or fax...followed by weekly inquiries until I get paid...at the 60 day mark, I make a final phone call and if I can't get payment resolved I go to the title company or, if a title company, their regulatory agency.

New Yorker's have a different approach to collecting past due funds. We carry in lieu of our notary supplies a "collection kit". It varies with the location and amount due. Most kits include: A baseball bat, a large hungry Rottweiller, a flamethrower, brass knuckles, a cat-o-9-tails, thumbscrews, and, of course a browning 50 caliber machine gun.
On a more serious note, I wonder what percentage of those who are seeking payment did a shoddy job in the first place. One that their client had to have redone.

What are your techniques for getting paid by difficult companies. Carmen and I recommend researching your companies before accepting work from them as more than half of the companies out there have questionable payment histories.
