Get all the docs signed.
We don't know the reason some company want 8 RTC signed.
We also don't know why some companies include 2-3 complete Deed of Trust documents to be signed and notarized. I did a signing for a company today that reguired 2 TLC signed and I was required to make the copies; who knows why?
It's what a particular company wants. Just get the documents signed.

The extra ones are useful if the borrowers sign in the wrong place.

Agree, Renee...I usually pull the extras from the borrower copy and just have the number signed that are required...two for each borrower plus the number TC/Lender want returned....I like to have the borrowers sign the copies I'm leaving with them, which I place on top of their package..
On the other hand, there are many times I end up printing extra or photocopying the ONE that's provided so I have enough to go around!!

Unless you've specifically been instructed otherwise:
The law requires each person w/ rescission rights to be provided with 2 copies, and the lender will get one additional SIGNED copy back (IF it's the type of RTC form that gets signed). It is the lender's perogative to determine whether or not to have each person receive/sign an individual form, or to use one form for multiple signers.
Many lenders will place all the required copies inside their 'original' pkg as a means of protecting themselves, in the event that a borrower's copy-pkg is not printed or provided to the borrower. (Often these lenders will also put 2 or 3 copies of the final TIL in the original pkg, for the same reason).
No need to have anyone sign 10 copies (again unless you have specific instructions to the contrary). You can save yourself a little expense by not printing the extra copies when you make the borrower's copy-pkg.
If I didn't write this clearly enough - PLEASE ask questions until this is clear, as it is very important. |

Hi everybody,
the right to cancel document is very important, but does anybody really know why there are so many copies that need to be signed? For my equity closings, there are 5, so that would be 10 with the borrowers' copies to sign. People don't like that. What really is the explanation? What do you tell clients if they aske? Thanks for you input!
