I think the lender was not going to sell the loan. If they try to sell the loan, the prerequisites are very tough. Even if an "i" isn't dotted, the loan might not be able to be sold. I'm exaggerating.

Kind of like the old scratch off to see what your prize is. Just the pages rubbing together caused the words to fall off. I called and reported the issue and was told to continue. I told them that the Deed of Trust might disintegrate over time. Ignore and keep going. I did. Someone might find a blank Deed one day! |

As a signing company, if a call is for edocs (99.9% of the signing coming through my company are overnight docs) I ask the signing agent what kind of printer they have. If they don't have a laser printer I move on to the next signing agent. Laser printers are a MUST for printing docs.
And it is actually cheaper to use a laser printer than an inkjet. |

An inkjet does a reasonable job for regular work, but if it is important paperwork, most want to make sure the ink is not going to run. My concern for inkjet printed documents goes beyond what happens when I have the documents. If they are dropped in the snow or rain on the way to the title company (at any step of handling) or a title company employee spills coffee, soda or water on them (or a county recorder) - an accident still has happened that would "blot" better from a laser printed job than an inkjet.
Laser printers are reasonably inexpensive these days and well worth the extra cost in producing a superior print job.

I have never placed the documents next to liquids including at the borrowers home. I politely ask if we can remove anything that may spill on the documents. Every borrower I have asked has been courteous and understanding in that respect. I am compulsive about keeping my work area very clean so I am less apt to have some kind of mishap.
I have actually only been using this printer for a little while. My laser printer malfunctioned so I had the inkjet as a backup. I should be back to laser soon.
As for paper, I suppose Office Depot would be considered cheap when you buy it in a major grocery store. It is the least I have paid for paper in a long time.

How long does it take you to print 2 sets of doc's, say 200 pages on an ink jet printer? I also cannot believe that no one has ever said anything. Any liquid at all on ink jet printed paper will bleed. You are taking a huge chance. Very unprofessional in my opinion for putting borrowers, title companies, lenders in this kind of risk. |

You are lucky that you can use an ink jet. What happens if a drop of water gets on the paper? Does the ink bleed? or not? |

I still use the cheapest paper and an ink jet printer. I have never had any complaints.

Do lenders really care that you are using high-quality paper? If they do, we will upgrade the paper that we use; however, we use the cheapest paper and have never received a complaint.
