Backing out of a closing at the last minute occurs in both directions, especially during the holidays. If you have been working as a notary signing agent for a while, you notice that companies will tie you up multiple notaries for the same closing, and you will turn down other appointments, only to have free, unpaid time on your hands.

Set reasonable deadlines at the outset with the lenders and title companies! "I must have the documents by 4:00 p.m. Otherwise, I will be unable to handle this closing as I have other closings this evening."

Document your schedule requests with the lender in an email. Communicate your unavailability telephonically and through email and apologize that the transaction did not work out. You will win friends this way. Memories are long in this field....

Those who back out at the last minute without fair warning, fail to show up, will earn a poor reputation that will be a stain on future relationships. Word travels fast in this industry! Be a hero and not a villan; and good luck to you!

Just the kind a crap that happens in this industry. Especially toward the end of the month. You just need to get used to it.
