The book "The Complete Handbook of Loan Documents and Transactions" includes an entire chapter that will familiarize you with the types of documents typically found in a commercial loan transaction. You can purchase it through the NNA website, or slightly used through Amazon.com.

Sabrina - I have had the pleasure of completing three commercial loans now and they were a breeze! The clients had all signed one before and seemed to know exactly what they were signing and they were all in a hurry to get back to work (these were signed during business hours). There was just a couple of different type of docs (different than a residential loan) but as my instructor told me in class, "Don't Analyize, Just Notarize" - so true!

Commerical loans are not much different than other loans except they don't have a RTC.
They can take longer in time because of the lack of a RTC and expect to have the signer call the Loan officer a few times.

It's still about signatures, initials, dates and notarizing.
Have the borrower call the loan officer with questions.

This is just my personal experience with commerical loans.
