That's right too...sorry...forgot MD is a TPL state - whole different ball of wax.

And yes...I agree with your last statement about extra mile and PR.

This only appears to apply to Idemnity Deeds of Trust. Can you cite where this applies to all Deeds of Trust?

We are supposed to be working as a team, the lender, title and settlement agent. If you review the package before presenting to the borrower to familiarize yourself with the docs and see a doc missing don't you bring it to the attention of the title company? Ilene..why is this the notary's job to provide these affidavits? Isn't it up to title to make sure the right one is included in the closing package?

And there's 4?? Again, how is it up to the notary to know which one to use - doesn't this border on UPL?

Hi Everyone
As of July 1st 2013 all properties in Maryland require a Maryland Refinance Affidavit, that includes INVESTMENT PROPERTIES! The state of Maryland will be giving discounts on investment properties using the same calculations as if it were a primary residence. Make sure you carry the four different affidavits in your briefcase or there will be additional trips. Now NO DOT will be recorded without the Maryland Refinance Affidavit unless it's a purchase. If you need copies of the four different affidavits let me know. I will email them to you. Ileneseidel@hotmail.com
