We all know that borrowers ask lots of questions at signings. But, I want to create a list of at least 100 frequently asked questions or OBJECTIONS that come up during signings. I'll start the list.
(1) Why is my APR higher than my RATE? (2) When is my first PAYMENT due? (3) Do I have to send a CHECK or get a CHECK? (4) How much of the NOTARY FEE on the HUD-1 do you get? (5) Why is my APPRAISAL FEE so high? (6) I thought I ALREADY PAID my appraisal fee, why do I have to pay again based on what it says on the HUD-1? (7) Do I have to sign with my MIDDLE INITIAL? (8) My ID has my MAIDEN NAME but the document has my married name, can I sign using my married name? (9) If I DON'T SIGN this document, will my loan go through? (10) When does my loan FUND? (11) Where can I find information about my PREPAYMENT penalty? (12) How many days do I have to CANCEL and how do I cancel? (13) Why is my social security number or other INFORMATION WRONG on the 1003? (14)Does the CORRECTION AGREEMENT LTP allow the lender to change the terms of my loan? (15) How do I change my NAME ON TITLE? (16) My SPOUSE is not on the loan, why does he/she/it need to be here? (17) On an ARM, when does my rate go up? (18) Do I have PMI (Private Mortgage Insurance) (19) Are my TAXES being paid through Escrow? (20) Do I have an IMPOUND ACCOUNT? (21) What is the TERM of my loan (# of years) and is it FIXED? (22) Is my PAYMENT going to change over the months? (23) How much MONEY am I getting back, and when do I get it, and HOW do I get it? (24) Can I get a copy of my APPRAISAL? (25) Am I required to get FLOOD INSURANCE and where it that documented? (26) Can I use an EXPIRED LICENSE? (27) How do I INITIAL, do I use two letters or three? Do I write the Jr. at the end? (28) If there is a delay, do I lose my LOCK? (29) Can you backdate? (30) Can I CROSS OUT my incorrect information on the documents? |
