I know a company with a very reliable time machine which can really come in handy in these types of situations. It looks like one of those British phone booths.

It was a routine call, seller side of the sale; not many documents.

The sellers did call to my attention the requirement of XYZ Title. They instructed the sellers to make sure the notary section was dated by the notary for June 11th, the expected date of the sale. However, I was in their apartment on June 7th.

The instructions to seller went on to reassure the sellers that sometimes they will be "confronted by an UN-cooperative notary" who will insist on changing the date in the notary section. They were told to "try to convince" the notary to not "alter" the date!

Fortunately, a rational explanation of the laws involved, and that NOT changing the date would yield an invalid notarization; made sense to the seller. "Sworn to before me on June 11, 2012" (on June 7, 2012) would not be a true statement; with possible negative effect on the entire transaction.

"Why would they want you to use the sale date and not today's date" they asked me. My best guess was that some notaries do not make changes properly. They fail to redact with a single line and initials, when they need to modify something in the notary section.

Bottom line: Follow the law and ignore ANY directions from anyone to the contrary.
