If you do attach a loose cert, indicate on the cert the document it pertains to. Never provide a cert that can be "moved" to a different document. My certs are 1/3 of a page in size. In addition to my regular notary stamp, I stamp half on the cert, half on the underlying document.

Questions:

1. Is it just the second person signing in front of you?
2. Are you going to be in PA when they sign and you notarize?

You can notarize in PA if they're standing there in front of you OR you can notarize in NY if you're dual-commissioned.

Yes you can notarize the second person's signature - you can either add appropriate notary language to the document to indicate that <second person only> appeared before you on said date blah blah...and you'd stamp for that person.

Definitely do a second certificate, whether on the doc or attached as a loose cert - make sure you're clear that ONLY that one person appeared before you - unless you're re-notarizing the first person also.

Don't get caught up in semantics and words - it's a general notary job with only one signer...notarize don't analyze...you'll drive yourself nuts!!

Hello! I am new NSA.

I have customer who did refinance in NY and one of her forms got returned by the Title Company. The reason: loan was issued to two people and only one signature appeared on the form.

The title co. did draw a line and wrote missing signer's name under it. I am a PA Notary - can I notarize this form? Can I put my stamp next to NY notary stamp (1st signature was notarized in NY)? Would his signature, his name, my signature, stamp, embosser, and date be sufficient OR do I need to do anything else?

Thanks!
