I conducted a Saturday closing for Liberty title on 10-12-13 and have not been paid yet--sent several emails up through this week. Very unprofessional for a title company. We will see if they will come through for Christmas.

Liberty and its lender has been requiring VA borrowers to sign not only the latest loan documents, but also all the past drafts and past versions. Huge file of which 1/3 are past drafts, or expired, that remain in the packet. I can understand them wanting to keep a record of drafts, by requiring the borrower to sign 5 different edited version of TIL's or RTC or Notes - can't be. There should be a borrower's version, and title version - the borrower only need see the last drafts and need not be bothered with all the administration stuff ups or changes that took place by the document generators or title office or lender in the months prior to arriving at the final version of the packet. But you can't tell them - someone without any common sense of the law is requiring veterans to sign over 200 pages of refi, of which only about 120 pgs is legitimate. Talk about asking for trouble with the Insurance regulator of the states in which they do this. Anyone got a contact within VA to let them know how Liberty is treating its veterans?

I have, I perform the majority of their closings in Vermont. If they hire you directly they pay quicker, if they hire you through National Loan Closers, you wait forever to be paid.
