I bet there are stringent requirements for starting a Title Insurance Company. To start an Escrow Company, first it has to be a corporation and one of several requirements is $50,000 in assets - half must be liquid, the other half can be tangible.....I'm guessing it's more for an insurance company. Escrow companies are not mickey mouse operations, as the info in the link demonstrates.
I'm just baffled that Notaries are saying a Title Insurance Company stiffed them...or they say the SS told them the TC stiffed the SS so the SS can't pay the Notary. TCs are not SSs. TCs have the money to pay up so no Notary should be reporting that a TC stiffed them. I'm pretty sure that dissolving a TC is more than just taking the money and running (unlike an SS). Notaries that work directly with TCs need to go after them and exercise every right and remedy allowed by law. |

Deb - Yes, I did get paid for both closings I did for 1st Nat'l- One in Dec. 2009 and one in Jan. 2010 (I think. I would have to go back to my records to confirm) |

There's one fine distinction to be made on this, Lisa. Many (if not most) times, the funds to pay the signing agent are coming from the general operating account, NOT the escrow trust account.
I think it makes a huge difference relative to the state regulations, which definitely matter when it comes to the escrow trust account.

Why are you people not filing complaints with the Insurance Commissioner (it may be called Department of Insurance) in the state where Advantage Title is located? You should fax a copy of your complaint to Advantage Title and then forward it right over to the Insurance Commissioner.
Do you not know that Title companies are Title INSURANCE companies? They are regulated by the Insurance Commissioner. |

Hmmmm...wow, that's ODD considering I received this email from Mr. Sussman's email address on February 2:

1st National has closed and we are taking over their accounts. We will make payment to you today.

I agree! If they will lie to Citi, guess what? They will lie and cheat you as well!!!

Advantage Title is not affiliated with 1st National Title. When that company went out of business we did tell Citi that we were related in order to try to get the account and we did hire some of their laid off employees. It did not work and we did not get the business.
I would be interested in who told you that we were affiliated. We did not absorb or acquire this entity.

Another response from him: We exhausted every way to help the old 1st National closers that were unpaid.
There is nothing more that we can do.

I would not work for this company. Chris Breck is the contact man for 1st National Title. 1st Nat'l Title went out of business and Advantage Title took over for them, leaving a bunch of us notaries high and dry! I was told to call Chris Breck at Advantage Title to get my pay. I've emailed him with all my documentation and have called him many, many times. He white washes the whole thing and thinks it's a big joke that I was left without my pay. He tells you anything he thinks you want to hear. He says, "I'm trying to get you paid." "I'm on it." It's just a scam to think that he's really going to get your fees paid. I called his boss Mr. Sussman. When I told Sussman another notary was paid, Mr. Sussman said "Chris mistakenly okayed that notary's invoice and it slipped through." That is such a crock. People like 1st Nat'l Title, Chris Breck and Mr. Sussman make this job so unappetizing. Thanks for letting me vent. |
