If your borrower cancels at the table, before you leave contact the person that hired you and let them now the situation. At that time (if not already discussed) ask if you need to invoice them for your TRIP fee. This is usually 1/2 the price of the agreed upon fee. Still have your borrower sign your log book so even trip fees are able to be kept track of.

Your in buisness and your time is your buisness you should be compensated as such.

Your time is very valuable. Charge them! Do not cut off notaries who could use the money. Getting information ahead of time about no signs is always beneficial. Make all your demands before the signing. Get it all in writing.

Hi Rosa,

Well this is something that should be discussed before you take the assignment. Some of the better title companies will give you something for your trouble. The problem is that the borrower is paying you fee in escrow/closing fees; so if they choose not to sign at the table or excercise there right to cancel then there is usually no money to pay you with. So always make sure you discuss this with whoever hires you beforehand so you'll know what to expect. It's just part of the job. Remember most of the folks involved don't get paid either if the loan doesn't close/fund. It is the cost of doing business.

If a client cancel at signing are the title company still responsible for payment, and if client changes their mind and want to go a second time to the same client are additional for that service. Rosa Darling
