You may try contacting a commercial real estate developer who holds closings (much like the builders who build and sell houses and will finance them then sell them after you close)becuase they will have their offices set up and a title company that does the closings and ask if you can attend the closings and watch what they do (like an internship). I grew up in the construction industry and that is how I learned about the commercial side of things. Also if you contact any Real Estate Attorney they may take you on as an intern and he/she will be your mentor and show you the ropes. Good Luck!
