Yes errors are made and I catch them all the time and inform the proper entity so corrections can be made. I would not/could not let an obvious error go with out addressing it. I must admit that I was a little frustrated the other day. One company thanked me for finding and correcting the error and offered an additional $25 for my extra time and effort, while that same day another company said thanks for finding their error and taking the extra 30-45 minutes to correct it at the table but we do not pay any more that our agreed upon fee for a closing. Someone at the TC clearly was asleep at the wheel and I caught it. Isn't that worth something? Again I have never nor will I ever let an issue go unresolved at the table, that would be unethical. I pride myself in being proactive and preventing errors that would result in a delay in funding...

This is a response to dsullivan's comment about document errors. Most of the companies that use my services do a really good job on nearly everything, but errors are frequently found (3 to 5 a week). Years ago, an employer told me that as long as they keep making pencils with erasures, people will continue to make errors. Perhaps, this could now be updated to say keyboards with backspace and/or delete keys. If the error is found before the closing and time is available, it’s good to get an understanding of how they wish to have it corrected. That’s also true if they are available during the signing. Isn’t it a reflection on us if we don’t try and correct obvious errors (such as the one described)? Won’t they be more inclined to continue to call someone that does a good job?

I an also a notary public in KY which is a dower state. Which means that a non-borrowing spouse must sign certain docs, usually the mtg, TIL and RTC. If they don't the loan can not fund.

Last week I noticed a lender had "a separated woman" on the mortgage and asked them if this was correct knowing that if she was still married he husband or soon to be X had to sign. They thanked me for catching their error and the corrections were made and the spouse was contacted and came to the closing. ***When I asked for a nominal fee increase because of the effort I made and for the extra time involved the said they do not increase the fee for the notary doing a good job! Well, if this SS/Lender makes this error again I think I will just let them call me back to correct their errors in the future. Fool me once shame on me, Fool me twice... I would have cost them 3x more that I was asking for.

I just did a loan for a company and they sent back to me the RTC. TIL, Itemization. They want me to go and just get his signature solely. a non borowing spouse was to sign these documents. They said that she was not to sign these as, she was not on title. on the Deed Of Trust, it showed him as Joe blow, married man. Since the wife was a non borrower........isn't she supposed to sign the RTC, etc? They are saying no...I have not heard of this before.
