Would you be notarizing the documents as well after your prepared them? If so it sounds like a conflict of interest. You could get into big trouble if you made any errors or someone contested the deed.

If you want direct lenders, title, etc to call you (I assume you mean with regards to closing loans as a SA) you need to market yourself, via the internet, phone, snail mail, etc. Also if you have not done so already you will need to advertise here and on notaryrotary. I am a retired escrow officer, but still licensed under my old title company. I get asked alot to prepare deeds in my community by the seniors wanting to place thier titles in their trust. I have always said for them to call my old title company and have them to it, but often would like to service this and bring in additional revenue.

What all licenses would I need to perform this or any other paper document services like Joans website states?

Also, I really want direct lenders, title etc. to call me in lieu of calling a signing agent company? Any advice?
