I totally agree with MountainQueen If I can't control it, stressing over it just isn't productive. I don't see it as a 'fault' thing (i.e. it's not anyone's fault, it's just the way things are in this business); my perspective is more that of a fellow 'team member', where everyone's doing their best to accomplish the common goal, and everyone's up against the same potential stresses and time constraints.
ONE WAY TO PROBLEM-SOLVE THE 'LATE DOCS' ISSUE:
The LAST doc to be completed is the HUD, and that is usually the cog in the wheel. Whenever I hit a time issue with docs, I call and ASK "Are you just waiting for the Hud?" The answer is nearly always "YES!"
I then have them send me the pkg, and assure them I'll wait for the final Hud to follow. This allows me to print and be ready to fly - leaving just the Hud to print at the last minute.
There's been SO MANY times I've done this, and I've continued w/ the "problem solving" and accomplished the common goal by:
1) When it's time for me to leave and Hud's still not ready, I call borrower, explain situation, ask him if he has e-mail/printer at home. MOST PEOPLE DO. I let T/C know, they've always been thrilled to just send Hud direct to borrower when it's done. (I carry legal paper, borrower's rarely have legal size paper!) I'm not late, borrower isn't inconvenienced, it's win/win.
2) Several times on late closings, T/C couldn't get Hud approval in time, they just have prelim Hud signed and follow-up with borrower themselves w/ final Hud.
I find these situations FUN, not stressful. Like a football game, making a touch-down. Certainly better all the way around than if I'd called 2 hours prior and cancelled, or sat in a chair and stressed myself crazy. It doesn't always work, sometimes it's NOT just the Hud they're waiting for - but it has worked for me many, many times. |

Its tough to get paid for extra services sometimes. Its important that the "base pay" on assignemtns is sufficient to compensate you for any grief ( which seems like a constant in this business ) that you might encounter. |

I tell companies up front that I have a 2 hour cancellation fee. If I don't hear from someone cancelling within 2 hours of the appointment time, then I charge a cancellation fee. Often, it puts the heat on them or at least makes them call before the cut off time.
If they don't pay cancellation fees, DON'T DO THE JOB!!!! I hate being strung along too. In fact, it should make any notary angry. |

I agree with you. I live on the east coast. There is one particular client in CA who will call me at 4 pm and ask if I can do one for 7 pm. The documents never come until 7 pm. By the time I get them all printed and get on the road and to the clients house I'm lucky if it it 8 pm. I've even had them call me at 8 pm and say, "Can you do a closing tonight?" I ask them if they have any idea of what time it is est???? Unbelievable. Then even if you take it the borrower is angry because of the delay and you walk into a hornet's nest.

EMERGENCY job - will pay double the normal rate! "Ya just GOTTA help us on this one" - URGENT. OK, once i determine i can do it "when do i get the docs?" "soon" the scheduler says (of course not having the slightest clue). This is the moment when you either establish reasonable ground rules, or accept the passive role of "standing by" blowing other offers away, and hoping for the best. First - get the work order immediately. No work order in 10 minutes - find someone else. Next, if they say "soon" tell them you have to plan your calendar and can only wait a finate amount of time (unless - and ask - they wish to pay for you to "stand by" - this happened to me and I did get "stand by" pay. Once your deadline approaches you will be called by the Loan Officer telling you the HUD is "nearing approval" ask the LO what you are to be paid if it is not ready in the next 10 min and STICK TO YOUR POSITION. Don't accept delay after delay. If you are a good agent they WILL respect that you have other REAL jobs and cant hang around for "vaporware". Only the "duds" in our profession have the time for playing "String Along" and the Schedulers know that.
