The only time I have ever had a journal item subpoenaed was after a closing where the husband was having the wife sign a grant deed granting him sole rights to the property. These people were in their early 20's, and the wife was reluctant to sign. They left me sitting outside in the wind, and eventual rain, while they screamed at eachother inside for 45 mins. I heard him tell her that without her signing the deed he couldn't get the loan (he was actually the major breadwinner and lived in the aforementioned house that was located 250 miles from where we were signing; she was living with her mother at the time) The wife finally stormed out and asked where she had to sign and then signed the deed, even though I explained to her that by signing she would relinquish her rights to the property in the event of a....say....divorce?! Months later they were in court and I had to give my version of the story.
Perhaps I would have been more kind if she hadn't made me sit in the rain....lol

I recently had a signing when the borrowers accused me of trying to "trick" them because they had an extra fee on their HUD.

I nipped that in the bud really quickly.

On one of our other posts about leaving a signing in the middle, one notary talked about a hostile bunch of divorcees doing a signing. Aparantly it got so bad that the notary left. Have any others had signings like this?
