It's the lender and title company who have the job of taking care of all PoA paperwork beforehand. My job as a notary is merely to follow their instructions as to the wording to be used by the signer when he/she signs the documents. Period. Most of the time the lender and title company are aware that a PoA will be used, and they've so noted in the confirmation or on the paperwork. If I arrive at the table, and there has been no mention of a PoA prior to that, I would then call the title company or the signing agency to verify that they are aware of the PoA.

In Florida we're not required to see the POA - our manual instructs us to accept the signer's word that they have the authority.

However, when it comes to loan signings, I do confirm with title that the POA has been reviewed and approved. Normally they already have the original, but on occasion I've been asked to pick up the original to return with the package.

Have you ever had a Power of Attorney signing? Do you know how the signers should sign? Do you check the power of attorney, or enclose a copy with the loan documents? This is really critical, and power of attorney signings get sent back a lot more than "regular" signings.
