Posted - 09/14/2014 : 2:50:05 PM I've been a Notary for almost a year and am a Certified Signing Agent with a 20/yr background in Real Estate. I have handled many notarizations but have not performed a Loan Signing because I just don't go after them. I realize there are good companies and bad companies and I have started a list to use for future reference. Where's the best place to get started with this? Will I need to have a background check for every company? What's the going rate for Loan Signings? I'm a mobile notary with a starting fee of $65/hr and am usually at an appointment for less than an hour. It won't be worth my time, energy, and printing costs to handle Loan Signings for less than $130. Your opinions are appreciated. |

Posted - 09/18/2014 : 7:18:22 PM Go to their web sites and they mostly have a link for vendor registration. Also a lot of good ones use Notary Café. Think off it as a one stop center. A detail listing in 123 Notary helps. Start your listing with about your Real Estate background. If someone needs a Notary what do you bring to the table that would get their attention. First impressions are very important. If you've been to many closings, then say so.
Look at the ratings at Notary Rotary. If they have a 5 or 4 star rating, they have earned it.
Note about some companies web sites. They may say wanting 2 years. Register anyway.
Also check your local areas for nearby settlement companies. It never hurts to ask if they use Notaries directly or what signing companies. Local companies are often better since you can get to know people.
When you start getting calls and you are asked to take one during the same time you are booked, offer a plan B. Example - you have a 3 PM already asked if they could do it at 5 or 6. I got a lot of jobs that way.
Quality, cannot say enough. Check package for any errors from Title. (Yes they make errors) If you can identify errors before hand then it will save you headaches later.
About fees, when I get calls from a company that I've not dealt before, I ask "what do you offer" If it is to low, then I tell them my min. Many times I've been offered a higher fee than I might have asked for. Each time is different. |

My next question is: If I want to start signing up with various companies how do I move forward? Will there be links on there sites or will I have to call them ... or both? |

Posted - 09/18/2014 : 12:50:37 AM Signing companies and or Settlement Companies pay by the job (fixed fee). How long a signing lasts depends on many things. My fastest was 7 min. (She was on 3rd RIFI in 18 months with same lender). Depends on size of package. My largest was 314 pages and took 90 min. Generally I can get a 135 page package done in 45 min. A 90 page in as little as 20 to 30 min. Other issues such as did the lender go over the numbers before hand. If it turns out that the borrower finds out from you that a $6,000.00 check needs to be picked up at signing and they were under the understanding that they only was going to need $1,900.00, then everything goes south quickly. Also if questions come up and you need the LO, can you get him or not? Until you get a number of signings under your belt I.E. a track record, then you may have to deal with the nanny companies to start (many calls to check, 50+ plus page fax backs, what until they review it and let you know that you can drop the package.) Once you get a track record, then the good companies will start looking at you. Right now, new people starting out get stuck with the $75 or less jobs. Also how many agents are in your area? Check the - find agents by zip code. If there 15 agents in your zip code and some have 10 years and 2,000 signings done then it is much harder to get your foot in the door than in my zip code where I am the only one. I've been at this 39 months and have completed 687 signings to date. Last week (2nd week in Sept, I did 14 signings, this week maybe only 8. It can be a good deal but you may have heard about the 3 most important things in real estate? Location, Location, Location. |
