Ask if they have any questions about the documents.
When you sit down at the table and unload the documents, you can explain each document one by one in the beginning of the signing. That is very professional and friendly. Or, you can ask if the borrower has any questions about the documents. Its better if you answer the questions before they ask by going through the critical documents first. This doesn't have to take more than a few minutes and will get you on everybody's good list which means repeat business from the signing company. Refer any specific questions about their loan to the lender, but general questions about documents are something you should be familiar with.
