Let the borrower know how long you can spend at the appointment.
Some borrowers are "signers" while others are "readers". If your time has a value, or if you have other borrowers lined up, you need to spend anywhere from 30-60 minutes at the signing, which means that the borrower will not have time to read every word of every document. Tell the borrowers by phone in advance when you will arrive and when you will leave. Tell them that if they need more time to read the documents, they can read their borrowers copies and that they have three days to cancel a non-commercial refinance. That way they can read for 72 hours straight and cancel if they don't like any information in the documents.
