I worked with them this past weekend, sent them an invoice and was called later in the day to confirm my first name so they could cut my check correct.

I've done around ten for NVS this year. I still don't care for the three pages of instructions and the "do not contact borrower" rule but I must say that they have paid me every time without hassle within 30 days, and I did have two no-signs with them and they paid 1/2 the full fee as stated in their confirmation. They also called me for the re-signs.

I keep these local since they don't want the notary to contact the borrower. The packages are large and NVS has indeed sprung POA signings on me, but docs are usually sent early and I have not experienced payment issues with them and that is saying something nowadays. I can't explain why KW is having a payment issue - that has not been my experience. KW, I hope you can get it resolved ASAP.

"I will put a lien on the property on Monday"

Good luck - there are pre-lien steps that must be taken before a final lien is levied and it may possibly require a judgment be entered then the judgment becomes the lien. All take time - not over a weekend.

Regardless of that, the homeowner has paid the fees for his loan so you have no lien rights against the borrowers or their property - your recourse is now with the hiring party, title company and lender - but borrower and their property are out of it.

I did a job for them on June 12. I was told when I accepted the assignment I would be paid by July 3. On July 5 I called and they said they sent out a check on June 14 two days after the closing. I told them I did not recieve it. I double checked the address and it was correct. They told me they would check on it and get back with me. I waited two days and no contact. I called them back on July 12 and they said they mailed a check on July 9. He said I should get it any day. I called again on July 14 and they said they cut the check on July 6. They said if I did not recieve the check by July 15 to call back and they would cancell it and overnight me one. I called back on July 15 as I did not receive it. I told them if I did not recieve the check by Monday I would put a lien on the home I did the closing for. He said he would check into it and get back with me. He did not get back with me again. I will put a lien on the property on Monday. I will call the Lender and the VA to let them know they are hiring entities that do not pay their Notaries. I am sure they have recieved their checks and are just not paying us for whatever reason.

I travel up to 150 miles to International Falls Mn. My home county is over 7000 sq miles. I will always call the borrowers because of the distance I cover. If any company does not like it, call someone else.

With NVS, I apply my own policy due to their being ass, that is I only print one copy and I burn second on C.D. for customers on my own chance, so far custoemrs are loving it and if in future someone really wants a hard copy then I print their set and either mail them or take it to them if they are near by.

I agree with PAW. For no contacting borrower companies, my policy is: If borrowers are a no-show or the appt is a no-sign due to any situation or issues that arises at the signing table that could have been avoided/prevented by contacting the borrower prior to the scheduled appt, FULL FEE is required.

Why do they lie? Because they can. They won't use me, because my policy is if I make the trip, it's full fee; whether or not the borrowers show. Why accept a 50% fee when you do a 100% job?

I've worked for them several times. I agree it's frustrating about their policy of no borr contact but it's nice having a company you don't have to worry about pmts. They even paid half fee for a no show.

Two recent experiences has made me question their truthfullness about their policy. One was when the docs came I recognized the title company as one I had worked directly for. There was no policy about no borr contact.

The last one I had to cancel due to weather. (It was 24 hrs prior to signing but I called as soon as the weathermans warnings were becoming more serious. Interstates were even being closed. I felt bad, but I wasn't risking it.

After the scheduled appt passed I started getting calls from the title co and then the mortgage company asking why I did not show up, but most importantly why had I not been in contact with the borr.

I told both of them the truth that NVS won't allow notaries to contact borr telling us that it's their clients policy.

So, the question is, why are they lying to us about 'their' no contact policy?

I'm in Washington State. I got an assignment from them with week. Fee was $100. 150 pg package. POA was required to sign. All of the acknowledgements were South Carolina which required two witnesses. The notary instructions stated "do not go unless there is a 'right to cancel'". There was none. Called the number for National Vendor, they gave me the lender's "closing assistance" phone number and was told to talk to them. It was an investor property, so that was OK but the other issue I had were the SC acknowledgements. The "helper" said they needed to be used. I explained that I was not familiar or comfortable with using that acknowledgement but would attach WA approved acknowledgements. At first he said I would need witnesses, then said I didn't need witnesses. I finally asked that he send an email detailing what he wanted, specifically. He said "I'll tell you on the phone but I won't send you anything." Than's when I really started to feel uncomfortable with the situation. I explained I am not an attorney, I've been doing signings in WA state for 31 years, have only used WA acknowledgements and wasn't going to jeopardize my license, bond & insurance over a $100 signing job. He said I'd be blackballed by them, I said I could live with that. Rude, arrogant, condescending, coercive are a few of the words that come to mind. This was one of the worst experiences I have had with a lender in my career. I don't think I would accept another signing with this company.

As another poster said, the 3 pages of threats/instructions and all the ways they can cut the fee is a bit overdone and why I asked for instructions in writing regarding the acknowledgement. Who wants to take 2-3 hours out of your day, print 300+ pages of documents and risk not getting paid? No thanks!

did a closing for them on 12/29, got paid on 1/8. not too bad :-) met my fee but the only thing is that you can't call the borrower ahead of time to confirm. that's a bit odd......

There have been several comments about NVS paying "very well"... I guess it's all relative because I feel they barely pay a decent fee for their package size and requirements. They rarely call me because they only want to pay $100 per closing. When they call me, they must have exhausted all other avenues because I charge more than that. Their packages are large and you cannot call the borrower ahead of time - so you cannot confirm the appointment, which always carries a higher risk of no-sign. And the three pages of threats are pretty insulting, but I guess they feel they must put it out there due to past issues with notaries.

FWIW, I think that three pages of instructions/threats make for so much reading that many notaries probably don't even read the whole thing. Short and simple is always better.

I have done several signings with them. The package is a little bit on the heavy side, about 300 + pages including a borrower's copy, but they do pay within 3 weeks, and they pay very well :)

I have done several jobs for this company and was paid within two weeks. However I did a signing for them on 9/22/09 and have yet to receive payment. I emailed them around October 13, 2009 and was told that they pay within 3-4 weeks. I waited five weeks becasue I had not received a check and have not received a response. Any suggestions on how to handle this?

Gladys M. Hamlett

I was paid and due to the mail that is why it was late. THUMBS UP!
