I've done approximately 4 loan mods for 21st Century in the past 2 months. My experience with this company has been nothing but positive. I usually deal with Janel and Iris, both pleasant gals. As Jeremy stated, if you don't suspect fraud then just do the job as hired. That's what I do and I've gotten paid within 3-4 weeks of each mod. There's nothing I hate more than calling & calling a company to get my well-deserved $$$. With 21st Century I don't have that hassle. I'll definitely keep answering my phone when they call. I truly believe that they are in the business of helping people save their homes.

Just wanted to add this -I also had one gentlmen that I called state that he was current on his mortage and was told that he needed to be behind for a better chance. Well, if that was the case why did they call me and try to get me to set an appointment. I wonder if it was to collect $$$$.

This is ridiculous!

Add me to the list of those who will not work for 21st Century Legal services. There is a huge difference between assignments for loan mod APPLICATIONS, and loan mod signings that consumate an actual modification.

I received a call from them for a number of applications, 2 of which I accepted - but with eyes wide open, due to all that I'd read about them. I got quite an earful when I contacted each of the prospective clients, both with identical experiences.

Neither of these two people had contacted 21st Century - it was 21st Century who was soliciting them, and much against their wishes. Both were told to STOP making their mortgage payments because both were paid current and were told that being behind would help their modification attempts.

Without regard to whether or not this is a legal tactic, once you are 3 mos behind on your mortgage you're over a barrel. It's a tactic often used in the past by sleazy loan officers, and it is illegal for them to do - they'll tell borrowers NOT to make their current mtg payment "...because we're going to close soon". Then, once that pymt is 30 days late - the credit score is dinged, and the borrower's are now pretty much locked into whatever that LO wants to do.

Well, none for me, thanks. I'm certainly not going to be a party to anything that causes harm to anyone just to gain a buck or two. Isn't that really at the root of so much that's wrong with the world right now?

Loan modifications may be risky for the borrower, but if they are getting one, then they are already in serious trouble. If another agency does it for free, you don't know what type of service they offer. In life, you often get what you pay for. As notaries, your job is not to speculate about the "product" being offered unless there is fraud involved. Your job is to get work done and get paid. In these tough times modifications is one way to increase your income and I encourage the notaries to take any job from a company that pays their notaries in a timely manner.

21st Century called me to do a second loan modification and I turned them down. When they asked why, I just told them that I am confident being assigned as a notary, but not as their company representative. I am truly sorry that I accepted the first and only one that I did for them. I heard back from that client and he says they are not returning his calls and have not accomplished anything for him, but have cashed two of the three checks he sent them.

I have to agree gowithin & Linda, there are some strange things about this company. I will not work for them anymore. If you read the email with the attachment it states " do not give the customer a copy of the modification paper to be signed". I ask why and I was told it was incomplete until the blanks get filled in. Just give them the article and the cover letter with the amount of the post dated checks. The letter does not tell them they have a right to cancel if they change their mind and nor does it indicate the time frame.

I have done several mods for them, my daughter got wrapped up with them. They have not come through, and now she is in jeopardy of losing her home, and they will not give her money back. Remember, they tell the consumer not to make their house payments!!!! This is a huge "Personal Liability", and the consumer could sue you personally. They are not licensed by the DRE!!!!!!!! Money, is not worth the risk, and I will not work for them. Just stick to legal notaries, and you will be safe. Heed my warning, please.

I really don't see the difference in taking these jobs or taking a refi signing that is totally a bad deal for the borrower. I am hired to go and id the borrowers and watch them sign. What they sign and what they decide to do for themselves is no business of mine.

I agree with gowithn and will not be accepting this type of assignment in the future. The one loan modification that I completed raised some real questions for me. Thanks for the confirmation!

I have been contacted by this company and have decided not to accept any assignments from them. I just don't feel I could sleep at night knowing that this service is FREE at Hud.com and Hopenow.com. I don't judge anyone else who accepts these assignments. It just feels predatory and unethical to me. Sincerely, Claudia Boyett

I also understand that I will hold 21st Century Legal Services, its Officers, and its Attorneys completely harmless in the event that my position is too severe to remedy and my home is lost in a Trustee Sales for any reason.
Submission Fee Acknowledgment

A fee of $2,000.00 for the following Service:

· Request adjusting, elimination or repayment plans on any delinquent or past due balances.
· Request Current Status on Credit Report to all three (3) agencies (not guaranteed).
· Request adjusting to current and future rate of interest charge and monthly payments.

· Request loan to be converted to one longer Fixed Term

The above will be requested and earned upon submission of file to lender. Please make out Cashier’s Check or Money Order to 21st Century Legal Services.
