I am new and already feeling it. I knew I would be getting most of my calls at the end of the month because I am so new to this field, but I also keep my eye on what is going on in the mortgage industry. I am normally a very positive person, but I am being realistic. The mortgage industry is in a very BIG slump. The criteria for people qualifying for any type of loan is very astrigent.
I just plan on riding it out and hoping for the best. |

I had a great month, but the EOM was a little slower than norm, but here in Montana folks are buying and refinancing. They said when I moved here from Michigan, Montana is the last best place. SO far so good for me I have received some calls for next week all ready.

Back to the topic of 'targeting' - wholesale lenders designate regions to their salespeople, and those sales reps are paid on commission according to the loans coming only from their own region. Generally there are slumps and surges in various regions across the nation - as well as the more generalized national state of the industry.
What I have experienced is that when a particular region experiences a slump, those responsible for that region will be pushed all the harder to 'find the needle in the haystack' - as their job AND their paycheck depends upon it. Those that experience a surge - in my experience, it has nothing to do with targeting and everything to do with outside influences (local/regional factors).
I've always thought it was so much like fishing in the ocean - you might hit a school of herring in one area, while vast other areas leave the nets pretty empty. If you're limited (as the reps) to staying in your area - you hope the weather/ocean currents/powers that be will drive a school of herring into your area, and SOON. I've never experienced the lender taking 'fishermen' from one area and putting them into the area where the school of herring is - and I can just imagine how the fishermen IN those surging areas might feel about that. I could certainly be wrong (again!), there's plenty I don't know or never heard of - I just can't figure out the logistics of it.

90% of my work comes from Title Companies. I am very choosy on which Signing companies I work for anymore. It takes time to build the relationships with Title. |

I too feel that it fluctuates due to lenders targeting certain groups and/or areas. Plus some SA are more busy than others will depend allot on who you work for. Those that work with Signing Services seem to work a little more than those of us who just do Title work. But they seem have the most trouble getting paid as well.

I have heard that the mortgage folks do target specific parts of the country at certain times. California got a bit overdone in 2004 and 2005, or supersaturated. I don't know their formula for which areas they decide to target. If there is a change in interest rates or the housing market, then the notary business could experience a large change ( hopefully for the better ). |

I don't think there's any kind of targeting - just 'chaos theory' at play. The unpredictable, random nature of the mtg business. The pockets we sometimes see are probably more influenced by the borrower's logistics (local economy, property values, employment levels, etc) than any direct intentions of the lenders, I would think. |

They must target certain parts of the country at different times. I am swamped. I need to clone myself. I've had a very busy month, in fact, June, July and August I broke my records from same months last year. Making some decent money for a change. Loving it. Hang in there, it will get better. |
