It doesn't happen much. Bad loan officers cause these problems. Just for future reference if the borrower wants to know the amount of his loan use the NOTE as a reference. The NOTE answers aboout 90% of the normal questions a borrower might have and you can point out the amount of his loan.

So, I am new to the biz, got my notary commission in February, quit my f/t job after a few years as an insurance agent just 6 weeks ago to take a try as a loan signer. I'm still working p/t as an insurance agent to make ends meet, but have every afternoon and all weekends free to do signings. I got a call last night to do a local signing for this morn. and took it of course (this was truly my first signing, I turned down a few calls last month bc they wanted me within 2 hours and I was too nervous - it was just too short notice for me since I'm really green). I was so excited, printed out all the docs, went over them with a fine-tooth comb, flagged everything, reviewed it with my mentor over the phone, practiced...by this morning when I was getting ready, I felt so good and excited and confident - this was the begining of my new career as a loan signer. So, I get to the clients home, it ended up they had spoken with the L.O. a total of twice - EVER. What it sounds like is that the L.O. basically went ahead with the loan process without really explaining anything to the borrower and not caring that the loan offered was completely not what the borrower wanted in the end. As soon as we reviewed the truth in lending disclosure, it was clear it was an adjustable rate and the borrower got very upset. I had already gone over the right to cancel but he still was very adamant about not wanting to sign anything - he didn't even know how much the loan was for! The L.O. didn't go over anything with him at all, he just assured the borrower he'd be paying less per month and the rate was 'fixed' (but he let the borrower assume it was fixed over 30yrs, NOT fixed for the first 12 months which was the case!!!)So, of course the borrower was very upset, I stayed very calm and made a call to the contact numbers, finally getting the signing service that sent me on the job on the phone. The guy at the service who sent me on the job spoke with the client for 15 minutes, then told me that it appears the Loan Officer didn't do his job and to pack up and go home. I'll still get paid something and it was good experience, but is this common??? Was it just beginner's luck??? |
